The process is very simple if you wish us to market your property:

We begin with a no-obligation Market Appraisal - whereby we tell you how much your property is worth and give you any advice face-to-face...Our staff are very experienced so there is very little they will not know!

Once we have taken photos and agreed on the asking price, the property is then advertised for free on all major websites. Typically within a 2 week period we will have applications from tenants, and we will fully reference them to make sure they are suitable.

We operate upon a "no let - no fee" basis, so as tenants move in and pay their rent and deposit, we take our fee and either manage it thereon or leave it in your hands.

We also benefit from links from other major portals such as MSN, Yahoo, AOL, Sky, Virgin, Tiscali and many more. This enables us to capture potential tenants where ever they may be (and all across the world!)

Eye catching marketing including To Let Boards and Multiple Pictures.
With your permission we will arrange for one of our "to let" boards to be put up in a prominent location at your property to allow maximum exposure of your property - this will be done again within agreed timescales. Your property will also benefit from multiple photographs (were applicable) on our website and our partner portals.

Our unique proposition.
Lobster Lettings pride themselves on working very differently to experiences you may have had in the past with other letting agents. We won't just put your property in our window and sit waiting for tenants to come through the door, we actually understand the meaning of being proactive! We focus on building and maintaining our already strong database of active tenants, making sure that they are spoken to each week to keep them HOT! Each office will have several sales people (referred to as letting agents) who will be responsible for their own geographical area & letting the properties within it. These agents will be remunerated on performance and as a result are highly motivated.  They will be limited to an optimum stock level of between 12-15 properties, which is the maximum our proposition of filling properties within 2 weeks can accommodate, unlike other agents who will have upwards of 100 properties at any one time. As soon as your property becomes available, our agents will contact all suitable tenants to organise viewings. This way, it is likely that we will have a number of viewings arranged for your property straight away, creating the urgency that has built our reputation of letting properties in record time.

You will receive regular feedback & advice on the marketing of your property
You will receive regular feedback from your designated Lobster Lettings agent (positive and negative) giving honest feedback from viewings and making suggestions on how we can get your property rented out straight away.  The team will also be on hand to give you expert advice on any queries you may have during the letting of your property.

Viewing feedback within 24hours.
A representative from Lobster Lettings will call or email you within 24 hours of any viewings taking place at your property to advise you of any feedback or news.

Direct contact number for your designated Letting Agent.
You will be given the direct mobile number for the Letting Agent that is responsible for letting your property. That way, if you have any questions you can call or text them directly at varying times of the day & week, not just Monday to Friday 9-5. Our office based Admin Team will also be happy to help with any queries you may have.

You will be kept up to date during all processes within the letting of your property.
We will keep you fully informed either by phone or email of all developments during the process of letting your property.

You will receive all copies of the paperwork within 7 days.
All necessary paperwork relating to the let will be forwarded to you within 7 days of the start of the tenancy.

Ongoing Support- Property Management.
Our excellent after sales service (post Let), provides you with a highly skilled & dedicated property manager ably supported by an admin team, as well as continued contact with your dedicated agent. This not only ensures you get paid on time but takes the hassle out of being a landlord, including proactive management approaching the end of the tenancy to prevent rental voids.
